This letter requires no commentary. It simply states facts about growth in our town and county.  

Projects listed are approved or proposed; some are under construction.

Town of Smithfield

  • Mallory Scott – 812 units – approved 2021 (Battery Park Road across from Wellington, extending to Gatling Point)
  • Grange at 10Main – 267 units – approved 2023 (Route 10/Main Street)
  • The Park at Battery – 150 units – approved 2020 (behind Royal Farms). New proposal in works for 130.
  • Cypress Creek phases 6 and 7 – 194 Units – approved 1988
  •  Church Square Phase 2 – 62 Units – approved (between South Church and John Rolfe)
  • James and Washington – 8 units – approved 2019 (near YMCA/VFW)
  • Promontory  – 262 units – proposed (behind Tractor Supply)

Total units APPROVED, not yet built, in town: 1,493. Total units PROPOSED in town: 262. Total: 1,755. 

Isle of Wight County

  • Red Oaks – 191 – approved 1978  (Route 10 near Route 258)
  • Timber Preserve/Crown Creek – 340 units – approved 1986 (Smith’s Neck)

  • St. Luke’s Village – 179 units – approved 2005 – new request for 315 units 2023 (old golf course by St. Luke’s)
  • Bridge Point – 350 units – approved 2008  (Route 17)
  • Brewers Station Apartments – 162 units – approved 2014  (near Carrollton Elementary)
  • Brewers Station SFD & SFA – 88 units – approved 2014 
  • The Crossings condos – 210 units – approved 2002 (Route 17)
  • Archer’s Meade SFD – 63 units – approved 2014  (between Smithfield and Windsor)
  • Ryan Homes South Harbor – 340 units – approved 2020 (near Benn’s Grant)

There are 2,551 approved, not built, and 1,068 proposed in IW, total of 3,619.

The town population in 2021 was 8,693. Approved and proposed units would increase the population by over 50% assuming 2.5 people per household. Population of IW in 2022 was 40,151. Using 2.5 persons per household, the population would increase over 9,000, plus Smithfield’s increase of 4,387 for a combined increase of 13,434 (over 33%).  

As you can see, most of this toothpaste isn’t going back in the tube. Make your thoughts known to your representatives as it relates to the proposed projects.
