‘460 Commerce Center’ breaks ground

Isle of Wight County broke ground April 2 on the “460 Commerce Center” – a roughly 352,000-square-foot manufacturing and distribution facility in the Shirley T. Holland Intermodal Park.
The center, named for tis proximity to the four-lane Route 460 that passes through Isle of Wight, will be built on a roughly 43-acre Economic Development Authority-owned parcel adjacent to the existing Safe Products and Keurig Dr. Pepper distribution centers.
Isle of Wight County’s Economic Development Department is referring to the project as a “speculative Class A industrial development,” as there’s no definite tenant yet. “Class A,” in real estate, refers to the highest quality construction in the most desirable locations.
W.M. Jordan Development designed the concrete tilt-wall building with features in demand by cargo owners, third-party logistics firms, and Port of Virginia customers. The building’s 36-foot clear height and cross-dock design set the development apart in the Hampton Roads market. The speculative building will contain 80 dock doors and two drive-in
doors. Completion is scheduled for the third quarter of 2025.
“The Port of Virginia is in the midst of a $1.4 billion capital investment program to increase the efficiency and capacity of the most modern port on the US East Coast. The 460 Commerce Center is exactly the type of new industrial development that can support the growing base of Port of Virginia customers,” said Stephen Edwards, CEO of The Port of Virginia.
