Isle of Wight County’s Board of Supervisors voted unanimously Sept. 16 to approve the rezoning of 9.5 acres at the intersection of Cut Thru Road and Garrison Drive.

The 9.5 acres are part of a 100-acre parcel that spans the north and south sides of Cut Thru Road, of which 78% is currently in agricultural use. The land is located just outside the county’s Windsor Development Service District.

Property owners Steven and Timothy Cobb had requested the land be rezoned from rural agricultural conservation to rural residential for the purpose of building three single-family residences.

When the matter went before the county’s Planning Commission for a public hearing in August, a neighbor, Nicole Wade, had objected to the rezoning. Continuing to allow farmland to be rezoned would “irreversibly” impact Isle of Wight’s rural community, she’d argued.

But during the Board of Supervisors’ September public hearing, only Brian Cobb, a representative of the applicants, spoke.

“We just ask your approval on this,” Cobb said.

“This falls in line with our sliding scale program and is consistent with what we’ve done over the years,” said Carrsville District Supervisor Don Rosie, referring to a provision in the county’s zoning laws that allows up to four lots on 100-acre parcels zoned rural residential.
