Final phase of Cypress Creek development OK’d

A housing development in the works since the 1980s is nearly ready to break ground on its final buildout.
Smithfield’s Planning Commission on Aug. 9 unanimously approved a final plat application from Virginia Beach-based Robinson Development Group for Phase Six, section two, of the Cypress Creek golf community.
The development is located south of the Route 10 bypass. Smithfield previously approved a subdivision agreement and zoning permit for Phase Six in 2020, a final plat for section one in January 2021, and a final plat for section three last October.
According to Tammie Clary, the town’s community development and planning director, there are no additional sections of Phase Six awaiting plat approval, nor any additional pending phases. The Planning Commission has sole responsibility for approving final plats, meaning no additional sign-off from the Town Council is needed.
Section one is to include 55 single-family houses. Section two will include another 51 houses, and section three, another 46, for a total of 152 homes in Phase Six.
Plans for Cypress Creek began in 1986 when a group of developers proposed building a gated community of 400-plus luxury homes, complete with its own golf course, on 640 acres bordering the Route 10 bypass, according to The Smithfield Times archives. Just under 300 had been built as of October 2021. Phase Six will bring the total to more than 450.
The developer must still apply for a special use permit prior to breaking ground on a proposed gravel trailer and recreational vehicle parking lot.
